There are quite a few homes for sale on Broad Street in Matawan. I consider Broad Street a
"tweener" lane - not quite a busy thoroughfare nor an undiscovered avenue.

Does this hail and hearty fighting man look familiar?
Matawan Memorial Park is located at the south end of Broad Street. The park features a famous Viquesney statute called the Spirit of the American Doughboy that pays homage to the Matawan men who perished during World War I. A Wall of Honor salutes those Veterans of subsequent wars. There is a Memorial Day observance at the park and a fireworks display on July 4th.
Purchasing a home on Broad Street endows the new owner with a sense of Matawan history as well.
On the northern end of Broad Street residents shop at the new Walgreens; on the opposing corner is the Fiorino's Matawan Art

Broad Street in Matawan runs parallel to Main Street, so it's an easy walk to

Traveling
east or west on Route 537 through Colts Neck, you can blink your eyes and
unknowingly pass Montrose Road.
What's the big loss? Only that if you made the turn onto Montrose Road you would have the pleasure
of driving up one of the most scenic lanes in all of Monmouth County.
The slower you drive, the more stunning the vista.
Past the wide open fields of Mr. George Ditmar's (former Colts Neck mayor) farm. Mr. Ditmar was instrumental in
preserving the rural atmosphere of Colts Neck. Past the horses in the meadows
of three large spreads. Past the split rail fence and the stately homes.

Some homes are new. Others are not. Yet they all blend to create the
Montrose section as a unique, pleasant place to live. The streets that comprise
Montrose include Carriage Hill Drive, Rolling Hill Court, West Gate Court,
Holland, Parkwood and of course Montrose Road.

In the early 1960's developer William Levitt (associated with Levittown, Long Island) broke ground on the Strathmore-at-Matawan community in Aberdeen Township, New Jersey.

- Between January 1 and June 9, 2008 (last year) eighteen (18) single-family detached homes in Strathmore sold for an average sale price of $385,000.
- For the same period in 2009, seventeen (17) Strathmore homes sold for an average of $346,000.
- That represents a decline of 11.2%. Consider that the average home in Monmouth County declined by almost 20% in the same span.

Is there a silver lining to Aberdeen homes today?
- From January 1, 2008 to June 1, 2009 the average sales price of an Aberdeen single-family home (detached) was $343,500. Approximately fifty (50) homes closed.
- The same period this year? Average sale price of $287,800 and forty-one (41) sales.
- The decline in value approximated 16%.
- The decline in home prices throughout Monmouth County, of which Aberdeen belongs? Almost 20%.
The good news is there's still buyers in any market ... and strong incentives, too. Like the $8,000 first-time home-buyer tax credit and tax relief for alternative energy improvements.
A thirty year (30) fixed-rate mortgage is still quoted under 5.5% to qualified buyers. There's good news. We'll survive this recession!

An average is misleading, yet it's the best measurement we have in the real estate industry when discussing overall prices.
From January 1, 2008 to April 28, 2008 the prices averaged $338,500 (that's last year's data). For the same period this year, the average home sold for $233,000 -- a decrease of 31%.

- 2007 versus 2008 the number of single-family home sales fell by 25%.
- Interesting, however, for the same period that the average sale decreased by 4%.
Fast forward to the first quarter of 2009:
- The number of sales decreased 32%
- while the average sale price swooned by 27.5%.
What do I divine from this data? The supply of inventory continues to swell; that overhang consists of new construction, resales and foreclosures (and short sales).
Financing is a critical issue. Once the federal government mandates root -- and $2 trillion dollars snakes its way into the credit system -- the theory goes that sales will increase.
